This residential development project on a seven-acre city block in downtown Wilmington consisted of a master plan and design for 63 townhouses, each with a two-car garage, and a 23-story residential tower with 178 units. There is a 60/40 mix between one- and two-bedroom units in the apartment tower. There are six loft style penthouse apartments on the 22nd floor. These apartments, with a two-story glass front, have a spectacular view of Wilmington and the Brandywine River Valley skyline. The tower is one of the tallest structures in the city, and most certainly the tallest building on the south side of the river.
These residential complexes target the high-end professional and are conveniently located within walking distance to the Wilmington Amtrak station. The riverfront is a vital piece of real estate as it will be molded to attract residents and businesses and will greatly contribute to city’s economic success.
Brick, the dominant material in the area, was used on all the townhouse fronts as a two-story expression and as a single-story expression on the side and rear. A traditional-looking horizontal cement-fiber siding was used for the rest of the exterior wall. The gable roof expression is clad in a standing seam zinc-coated metal roof, recalling the roof architecture of the older buildings in the area. The use of double-hung windows, with the mullions, evokes the residential feeling more than the gabled roof. The windows add a sense of scale and proportion that would have been realized to a lesser degree with casement windows.
